How do you find a tenant?
We run active internet campaigns with targeted criteria and high resolution photos. Our specific campaigns reach hundreds of websites and thousands of actively searching tenants. At the same time, we advertise to pay a commission to any real estate agent in the state, so that they bring their clients to our properties. Tenant leads flow through an initial quality vetting before being conveniently guided through system of quick, direct access showings. Our proprietary system provides a 24/7/365 response and no leads are lost to agent scheduling conflicts. All of this produces approximately 35% more applications, and allows us to select the best tenants for your property. -
How do you qualify a tenant?
Many property managers take the easy road here. We don’t. We utilize phone interviews and in-depth, multi-layered background checks performed by experienced staff trained to ferret out lies and issues. Our level of investigation is practically impossible for non-professional landlords to perform. Our searches include Credit, Criminal, Terrorist, Sex Offender, Phone Records, Tax Records, Landlord History, Employment, ID, Fraud Detection, and more. And of course, we do it all within the guidelines of the Federal Fair Housing Act and Texas state law. -
How do you determine the rent price for my property?
We pay for MLS data AND non-MLS data. Some companies “pull comps” from their MLS, some don’t even do that. Few, if any, combine both data sets. We evaluate rates by using detailed MLS data AND data from a Non-MLS rental database to get the whole picture. Then, we augment that with our experience plus the information we have about the property condition. Once we have this, we recommend a listing price for your home to maximize rent and minimize vacancy. -
How and when do I get my checks?
We issue electronic disbursements straight to your bank account. We pay out on the last of the month. You can also choose to receive your disbursements by check. Individual and consolidated property cash flow statements with monthly and YTD totals are sent on the last day of the month for ultra-clear reporting. -
How long will it take to find a tenant for my property?
Our target is 14 days. Depending on the price, condition, and location, it can rent the same day we list it, or it may take longer. We will provide you with an estimate on how quickly we expect your property to rent, based on the data pulled from our Combined Competitive Market Analysis. -
What if I decide to sell my house?
We’re a licensed brokerage, and our agents are motivated and agile, with sales performance that beats larger national brokerages. However, we don’t require you to sell with us. You may choose to sell your property at any time, on your own or with any agent you prefer, even if the property’s leased or vacant. -
How long are the Management Agreements? Lease Agreements?
Our management agreements are Month to Month - you may cancel at any time! Standard lease agreements are 1-2 years, but can be easily modified depending on need and preference. -
How is maintenance handled?
We field maintenance calls 24 hrs/day, 7 days/week. We have solid relationships with reliable contractors that provide us with quality work at discounted prices. We have supervised, coordinated, and completed everything from $0 repairs to six figure remodeling jobs, from leak repairs to foundation leveling to rebuilding. We can work with any vendor you prefer, and some owners even do work themselves. However, we require that owners are responsive to maintenance requests since we work hard to provide good maintenance to you and your tenant.
When a tenant has a maintenance problem, our rep will first attempt to solve the issue for FREE, since some items can be resolved over the phone at no cost to you. However, if that fails, we will operate within the maintenance instructions you’ve provided us and under the maintenance expense limit. Our process includes selecting your preferred vendors, checking for manufacturer warranties, ensuring vendor warranties are adhered to, filing under home protection policies, and more. We handle all invoice billing and tax end 1099’s. -

How much does property management cost?
We operate with low overhead for efficiency, so our fees are less than most of our competitors. However, if you do find a lower price, we offer a PRICE MATCH GUARANTEE. Rates are discounted based on number of properties, type, and location.
